  5. I will explain the home-buying process in great detail
    a. Educate you on the current market.

  14. ⁠Confirm the availability of homes of interest.
  15. During viewing of homes, ask buyer to rate the property or properties from 1-5. For the top ranked homes review the “Wants and Needs” analysis.
  16. Run CMA(s) to determine offer pricing strategy
  17. ⁠Review all available disclosures and documents and verify information.
  18. If all checks out, prepare to write offer. If not set next appointment.
  19. Prior to writing offer, gather data:
    a. Contact listing agent for:
    • Details
    • To determine what’s most important to their client (outside of price)
    • To build rapport
    b. Refresh CMA
    c. Review any disclosures and documents that have now become available
  20. Write offer
    a. Determine Price
    b. Determine Terms3
    c. Address any personal property
    d. Conditions/repairs
    e. Buyer agent commission, if applicable
    f. Request pre-approval from lender specific to the offer price as well as a customized up to date financial worksheet.
    g. Ask Lender to reach out to the listing agent to strengthen your offer
  21. Negotiate the offer.
  22. Navigate Due Diligence
    a. Open escrow and title
    b. Notify lender
    c. Conduct property inspection
    d. Negotiate repairs
    e. Meet milestones on contingency calendar
    f. Work with listing agent to resolve any disputes between clients
  23. Coordinate appraisal and clear mortgage conditions.
  24. Coordinate with title and all parties to the contract on the closing date.
  25. Provide utility information.
  26. Coordinate and Conduct final walk through to verify conditions and repairs.
  27. Close and verify funding.
