  1. Doing a needs analysis.
  2. Walk through of home and thorough assessment of what needs to be completed to net the most profit.
  3. Creating a Home Valuation.
  4. Detailed Explanation of the Home Valuation.
  5. Calculate seller net sheet (this often requires several the compositions of several net sheets based on various scenarios).
  6. Help clients interpret and understand data found within the net sheets.
  7. Help client determine whether to sell or not sell (whats in their best interest?).
  8. THOROUGHLY explain the brokerage contract and all the many seller disclosures that are involved.
  9. Get the property ready to market.
  10. Staging consult and recommendations.
  11. Full access to my preferred vendor list, including: Lenders, Title companies, Real Estate Attorneys, Stagers, Home Inspectors, Home warranty company, lawn care specialists, contractors (painters, plumbers, electricians, foundation specialists, hvac specialists, roofers, handyman, etc).
  12. Create Marketing Assets.
    a. Photos
    b. Videos
    c. Floor Plan
    d. Website
    e. Social Media Campaign
    f. Listing Binder
  13. Run your marketing plan.
  14. Promote your listing on the “Coming Soon” database and real estate agent list.
  15. Market to the MLS.
  16. Conduct Open Houses on a continual basis that will include:
    a. Door knocking days prior to Open House.
    b. In some cases, exclusive neighbors only broken house.
    c. Directional signage displayed throughout community and surrounding neighborhoods, alerting all of the upcoming Open House.
    d. Flyers passed out alerting all of the upcoming Open House.
    e. Social Media Campaign alerts the masses of Open House.
    f. Shoe covers, hand sanitizer, and mask (when appropriate).
    g. Warmly greet every attendee of Open House and give them a thorough rundown of the property highlighting the homes best features.
    h. Have professional brochures and comps (when appropriate) printed out for each attendee.
    i. Give each attendee a “Feedback Required” clipboard with pointed questions about the home.
    j. Create small goodie bags for attendees to take away to make the house more memorable.
    k. Once Open House has concluded, CHECK EVERY SINGLE door and window to ensure that they have been locked for safety. Turn off all lights and close all blinds.
    l. Share feedback with clients once Open House is complete and next steps moving forward if any changes need to be made.
    m. Follow up with every person who attended the open house to see if they’re interested in putting in an offer.
  17. Conduct Realtor Master Mind Open House (when appropriate).
  18. Reverse prospecting.
  19. Present All Offers to clients:
    a. Create new seller’s net sheets for the most attractive offers. Help clients analyze and interpret new data.
    b. Review the qualifications of the buyers presenting the contracts.
    c. Identify pro/cons of each offer.
    d. Reach out to the buyers lender to ensure the buyer is qualified.
  20. NEGOTIATE the contract:
    a. Price
    b. Terms
    c. Personal Property
    d. Conditions/Repairs
    e. Buyer agent compensation if applicable
  21. Navigate Due Diligence:
    a. Be in contact with the title company to ensure deadlines are being met.
    b. Review inspection report and repair request when applicable.
    c. Review appraisal report and negotiate (when applicable).
    d. Meet milestones on contingency calendar.
  22. Closing the sale:
    a. Coordinate with Title, buyers agent, lender, and all parties to the contract on the closing date.
    b. Review Closing Package including seller’s closing statement with seller.
    c. Prep seller to (pack, move, clean, and shut off utilities). Provide vendors and resources when applicable.
    d. Confirm all closing conditions, including conveyances and repairs.
    e. Close, verify funding and conduct key exchange.
